Houspect completed inspection last Wed, 9th December 2015.
Out of a total 31 items checked, 7 were found to be “Defective”. This represents 22.58% in defects, only 77.42% passed inspection. I wonder what Clarendon’s internal quality assurance and control measures – I’ll be sure to check this out. The defective items were:
- Wall framing straight
- Gable details
- Rubbish dangerous onsite
- Structural columns and built in items
- Sill trays installed to sliding doors if required
- Check frames tiles solid/ loose
- Penetrations in framing – need to refer to engineer
DEFECT NOTES:
Wall Framing
- A straight edge was placed across the face of numerous walls in random locations. There are areas where the deviation from straight is excessive particularly in the living room East and West walls
- All walls require checking and straightening before lining commences (this is a common process with most building companies) Additional studs are required both sides of steel column adjacent to the kitchen fridge space
Framing Penetrations
- There is a cut out to the wall stud in the upper WC adjacent to the toilet water inlet requiring strengthening
Frame Ties
- Frame ties are not yet nailed off but bricks had only just been laid at the time of inspection
- Builder to ensure all frame ties are nailed off
Structural steel
- Builder to confirm the correct method of connection to the top of the alfresco steel columns has been used as the fixings appear inadequate with the head broken off 1 screw
Site
- There is excessive rubbish on site requiring removal to provide a safe site
Exhaust duct
- The exhaust fan ducting to powder room extends approximately 8m to the external wall in 100mm diameter pipe. It is the inspectors opinion that not many fans will push or draw that distance in that diameter pipe. To be checked with the builder.
Summary
Generally the workmanship is of a good standard except for the defects noted.
The issue noted in the previous report regarding the lack of a retaining wall to the Eastern boundary still exists.

Hi kathleenmuriel, we opted for all the stages and pre-paid it with Houspect. As my husband and I have never had any experience in building a house before – we felt we needed an independent inspector to ensure all work are done within Australian Standards. My husband and wouldn’t have been able to tell what a well made slab to one that’s not. With frames as well, can’t really call out if there any issues and so on. So far, we are very happy with the outcome of the inspections and Clarendon has been very good in ensuring to address all issues that were raised.

Is it too costly to get a independent inspector and how we can arrange one if we want to use during our building process. We are also new to building and have no sense of any building stuff so we are thinking of getting one.

We went with Houspect – well worth from our perspective. Houspect was able to identify things we did not notice at all. Check with them, the can do stages or a package. We spent about $2.4k for the package. Clarendon is pretty good and did an exceptional job on our house.
